These work for any provider. That includes us.

  1. Who owns the lists, domains and sequences if we stop working together? The contact lists and email infrastructure took real work to build. Ask what you keep, and get the answer in writing.
  2. Whose name is on the emails? Owners reply to a real buyer. Ask to see the copy before it goes out, and make sure it says what you would say.
  3. Who approves the messaging? You should. A provider who sends without your sign-off is speaking for you to owners you may want to buy from.
  4. How do you decide a reply is interested? Every provider defines it differently. Ask what counts, who makes the call, and to see a few real examples.
  5. What do you report? Ask for replies and interested replies as a share of owners contacted. Sends and open rates only show how much was sent. They say little about how many owners want to talk.
  6. How is the price structured? Some providers charge a monthly retainer, some charge a fee at close, some charge both. Get the terms in writing, including how a fee applies to a deal you found on your own.
  7. Who takes the owner calls? In most models the buyer does, because the relationship is theirs. If the provider takes the first call, ask what they say and how they hand the owner over.
  8. When does outreach go live, and when should I expect conversations? Domains need time to warm up before they send at volume. A realistic answer is measured in weeks to go live and months to reach real conversations.
  9. Will you work my niche and region for another buyer at the same time? Two buyers emailing the same owner is bad for both. Ask how the provider handles overlap.
  10. Can I talk to a current client? A provider who does the work well can put you in touch with a buyer who is in the middle of a search.

What a realistic timeline looks like

Off-market outreach starts slowly. That's normal. New email domains need time to warm up before they can send at volume. Owners often reply months after the first email. The timing has to be right for them.
